What is a tear-off roof?
A tear-off roof is the complete removal of all existing roofing material down to the roof deck before new roofing is installed, contrasted with a roof-over that layers new material over the existing roof.
In a tear-off roof, contractors strip away all existing roofing material-shingles, underlayment, flashing, and any other layers-down to the structural deck or substrate. This exposes the roof frame, allowing roofers to inspect for damage, rot, or structural problems that were hidden beneath the old material. Once the deck is assessed and any repairs are made, new roofing material is installed from the foundation up.
The alternative is a roof-over (also called a re-roof), where new shingles or material are laid directly over the existing roof without removal. A tear-off takes longer and costs more labor, but it provides a chance to address underlying issues and often results in a longer-lasting installation. A roof-over works only when the existing roof is structurally sound and meets local code requirements for roof layers.
Hartford Metro contractors typically recommend tear-offs when existing roofing shows significant wear, when previous repairs suggest compromised deck integrity, or when a property owner wants a fresh, clean installation with the longest possible lifespan. Building codes in the region sometimes restrict how many roof layers a structure can support, making tear-offs necessary for some older homes. Finding a qualified roof replacement contractor ensures the tear-off process is done safely and in compliance with local standards.
